What commercial & property management chimney services cover

This service is regular chimney and fireplace work, organized around a property instead of a single household. It is meant for owners and managers of apartment buildings, rental homes, mixed-use buildings and businesses with fireplaces or stoves. The jobs are the same ones a homeowner books: sweeping, creosote removal, inspections, cap and screen installation, masonry and liner repair, and gas fireplace service.

Lit fireplace in a bright living room
  • Cleaning: chimney sweeping, flue cleaning, creosote removal, and fireplace, insert and wood stove cleaning.
  • Inspection: a full chimney inspection, camera inspection of the flue, and inspections when a property is bought or sold.
  • Repair: crown, flashing, tuckpointing, liner, damper, firebox and smoke chamber work, plus chase cover and prefab chimney repair.
  • Gas appliances: gas fireplace repair, service and maintenance, and gas log and gas line installation.
  • Dryer vents: cleaning, airflow testing and repair for rental and multi-unit laundry setups.

Signs a property needs chimney or fireplace service

With several units, problems usually reach you through tenants, staff or a routine walk-through. These reports are worth acting on:

Reports that call for a visit

  • Smoke entering a room when a fireplace is lit, or a fireplace that won't draw.
  • A strong smoky or musty smell from a fireplace, especially after rain or on warm days.
  • Scratching, chirping or nesting material near a flue opening.
  • Debris, mortar or brick pieces falling into the firebox.
  • Water stains on walls or ceilings next to a chimney.
  • A gas fireplace that won't light, keeps going out or has fogged or cracked glass.
  • Clothes dryers that take longer than usual, or a hot laundry room.
  • A missing or damaged chimney cap seen from the roof or the street.

Sounds from inside a flue often mean an animal has moved in. Our chimney animal & nest removal service clears it out, and a screen or cap keeps it from coming back. A flue packed with leaves, debris or a collapsed nest calls for chimney blockage removal before anyone uses that fireplace again.

What the visit involves, step by step

How a property visit runs

  1. Tell us what's on the property

Share how many units or appliances there are, which ones have reported problems, and how the crew will get access to units and the roof.

  2. Free estimate

You get an estimate for the work before anything starts. Estimates are free.

  3. Inspection and cleaning

Each chimney, fireplace or vent on the list is checked and cleaned. Where a flue needs a closer look, a camera inspection shows its condition from the inside.

  4. Findings and recommendations

We go over what was found at each unit, what needs repair now and what can be scheduled later, so you can plan the work and the budget.

  5. Repairs

Approved repairs, such as caps, crowns, liners, masonry or gas fireplace service, are carried out.

Fireplaces, stoves and vents across a property

Many properties have a mix of systems: masonry wood-burning fireplaces in one unit, prefab fireplaces or inserts in another, gas fireplaces or gas logs elsewhere, and dryer vents running through walls or the roof. Gas fireplace and gas appliance work is offered, and the crew works on all major brands, so a mixed set of appliances doesn't mean calling several companies.

Safety and upkeep for shared buildings

In a multi-unit building, a chimney problem in one unit can affect neighbors through shared walls, roofs and stacks. Creosote builds up in any wood-burning flue that gets regular use, and tenants rarely see it. Our guide to creosote buildup dangers and prevention explains how it forms and why sweeping matters. To share basic precautions with tenants, our guide to chimney fire safety covers the warning signs and what to do if a fire starts in a flue.

Take fireplaces out of use when there's a problem

If a tenant reports smoke in the room, a strong gas smell or falling masonry, tell them to stop using that fireplace until it has been checked. For a gas smell, they should leave the unit and call the gas utility or emergency services first.

Commercial Chimney Services: common questions

Can you take emergency calls for a rental unit at night or on a weekend?

Emergency calls are accepted, and 24-hour service runs Sunday–Friday. Same-day visits are available where the schedule allows. Until the crew has checked it, the affected fireplace should not be used.

Do you service gas fireplaces in tenant units?

Yes. Gas fireplace and gas appliance work is offered, including repair, routine service and maintenance, and gas log installation.

Is the estimate for a multi-unit property free?

Yes. Estimates are free, whether the job covers one fireplace or every unit in a building.

What should a property manager have ready before the visit?

A list of the units and appliances to be serviced, any tenant complaints, and a plan for access to units and the roof. Notes on which fireplaces are wood-burning and which are gas also help the crew plan the work.

Do you work on different fireplace brands in the same building?

Yes. The crew works on all major brands, so a property with a mix of inserts, prefab units and gas fireplaces can be serviced in one visit.
