What Sausalito's building rules mean for a new gas fireplace
Two points from the City of Sausalito Building Division shape gas fireplace installation in Sausalito. One covers where a gas appliance can go. The other covers what the plans must show when the fireplace is part of an addition or remodel. Rooms used as bedrooms
The City of Sausalito Building Division does not allow gas appliances, including fireplace gas logs or log lighters, in areas readily used as bedrooms unless the fireplace is a listed direct-vent/closed-combustion appliance. (Source: City of Sausalito Building Division, Local Building Ordinances.)
This applies to any homeowner who wants gas heat or flame in a bedroom, or in a space that could readily serve as one. For those rooms, an open gas log set or a log lighter in an existing fireplace is not an option, so the choice comes down to listed direct-vent units. A direct-vent fireplace has a sealed glass front. It draws combustion air from outdoors and sends exhaust back outside through its own vent. That means the venting route through a wall or roof becomes part of the plan from the start. In living rooms and other spaces that aren't used for sleeping, this rule doesn't narrow your options in the same way.
Fireplace details on remodel and addition plans
The City of Sausalito's submittal requirements for residential additions and remodels call for fireplace details: masonry details or manufacturer cut sheets with listing, make and model for prefabricated fireplaces, and the fireplace's BTU rating. If your gas fireplace is going in as part of an addition or remodel, settle on the specific unit before the plans are finalized. A general idea like "a gas fireplace on that wall" isn't enough. The make, model, listing and BTU rating come from the manufacturer's documentation, so keep the cut sheets for the unit you pick.
Have these ready before you book
- Which room the fireplace will go in, and whether anyone sleeps or could sleep there
- Whether the work is part of a larger addition or remodel
- The make and model of the unit you're considering, if you've picked one
- The manufacturer's cut sheet showing the listing and BTU rating
- Where the gas supply currently runs in the house, if you know
Gas fireplace installation in brief
The job covers matching a unit to the room, planning the vent route, and running or extending the gas supply. It also covers setting and securing the fireplace, connecting the venting, then lighting it and checking that it runs correctly before we leave. We work on all major brands, so you aren't limited to one manufacturer. The gas fireplace installation service page covers each step in more detail.
When a different job is the better fit
- You have a working wood-burning fireplace and just want gas convenience in a living area: converting it or adding a gas log set may be simpler than a new unit. In a bedroom, though, the city rule above means gas logs aren't allowed unless the fireplace is a listed direct-vent appliance.
- You're still deciding on fuel: our guide to gas vs wood burning fireplace compares the two.
- Your existing chimney top is open to rain, debris or animals: chimney cap installation in Sausalito deals with that separately.
- Your current gas fireplace won't light or runs poorly: repair or routine service may solve it without a replacement.
